What a home appraisal is—and what it is not

A home appraisal is an independent estimate of a property’s market value, usually ordered by the lender during the mortgage process. The appraiser looks at the home itself, the surrounding market, and recent comparable sales to form an opinion of value.

It is important to understand what the report is meant to do. An appraisal is not a home inspection, and it does not guarantee that the house is in great shape or that no repairs will be needed.

It also is not the same as a comparative market analysis from a real estate agent, which is often used to help price a home for sale. The appraisal is primarily a lending tool.
